ORF's $1 Billion Glow-Up: What Hampton Roads Can Expect From Norfolk Airport's Transformation

Big changes are coming to Norfolk International Airport, and they're the kind of changes that make you actually excited to fly out of town for once.

As part of a nearly $1 billion transformation, ORF is expanding its food options, upgrading its amenities, and working toward fairer pricing for travelers. One of the biggest updates? Food and drink prices will be capped at no more than 10% above what you'd pay at the same spot off-property.

What's Actually Changing

This isn't just a fresh coat of paint. ORF is in the middle of its largest modernization project since the current terminal opened back in 1974, and the goal, as airport leadership keeps putting it, is to fully transform the experience from the moment you pull up to the moment you board.

The Concourse A expansion has already added three new gates, more restrooms, a pet relief area, and gate-connected overnight aircraft parking. A new Customs and Border Protection facility, complete with a Global Entry processing center, opened earlier this year to support new international flights, including the airport's nonstop route to Cancun. And if you've missed the moving sidewalks, good news, they're already back.

Looking ahead, ORF is consolidating its two separate security checkpoints into one combined checkpoint in the main lobby, eliminating that annoying scenario where you clear security, realize you're in the wrong concourse, and have to start all over again. A new rental car facility, an expanded check-in lobby with floor-to-ceiling windows, and a reimagined observation area with a playground and food trucks are all on the way too.

Local Flavor, Finally

Here's the part Hampton Roads foodies will care about most. The airport's concessions contract expired this year, opening the door for a complete refresh of what's available to eat and drink once you're through security. Norfolk Airport Authority has tapped Avolta and Faber, Coe & Gregg to lead the buildout, with more than 40% of the new offerings expected to be local brands.

That means familiar Hampton Roads names like COVA Brewing, Stockpot, and Town Center Cold Pressed showing up alongside national favorites like Buffalo Wild Wings, Dunkin, and Bojangles. Already open on Concourse A are High Tide Bar Bites and Town Center Cold Press, and Concourse B now has the 200 Sack Club, a new restaurant honoring Norfolk native and NFL legend Bruce Smith. Warriors Taphouse and Rusty Taco are slated to follow this summer.

And about that pricing cap: airport officials confirmed that all future concessions will be required to charge no more than 10% above what the same item costs at a non-airport location. If you've ever paid airport prices for a bottle of water, you know exactly why that matters.

Why It Matters for Hampton Roads

A modern, growing airport is more than a convenience, it's an economic engine for the entire region. ORF already supports more than 22,500 jobs and contributes roughly $1.7 billion to the local economy each year, and a $1 billion investment signals real confidence in the future of Hampton Roads as a place people want to live, visit, and do business.

For homeowners and buyers, that kind of infrastructure investment tends to ripple outward. Easier access to more flight destinations, a smoother travel experience, and a stronger regional economy all add up to a more attractive place to put down roots, whether you're relocating for work, retiring near the coast, or simply tired of driving to Richmond for a direct flight.
