A century-old rail yard on Hampton Boulevard is turning into one of Norfolk's most talked-about places to eat, drink, and spend a Saturday. The Railyard at Lambert's Point is reworking a cluster of historic warehouses and depot buildings, some dating back to the 1920s, into a walkble mix of coffee shops, breweries, restaurants, and entertainment, all while keeping the bones of the old buildings intact.

What Is the Railyard at Lambert's Point?

The Railyard sits on Hampton Boulevard at Lambert's Point, sandwiched between Old Dominion University, Children's Hospital of the King's Daughters, Eastern Virginia Medical School, Sentara, and Naval Station Norfolk. The project is a joint effort between Norfolk's Meredith family, who own several of the original buildings, and CCB Railyard, LLC, a Charlotte-based development group. Together they're restoring the historic structures and filling in the surrounding lots with new construction designed to match the neighborhood's industrial character.

The plan calls for more than 100,000 square feet of restaurant, retail, entertainment, and office space, with a central courtyard built for a farmers market and live events, plus a retired train engine on display as a nod to the site's railroad past. The Elizabeth River Trail runs right alongside it, so cyclists and walkers can roll straight in.

Who's Already Open

The Railyard has filled in fast over the past few years, and a handful of local, independently owned spots are giving the district its personality:

  • FR8 House Coffee Co. – A coffee shop and gathering space on Bowdens Ferry Road known for its exposed-brick, industrial-chic interior and a menu that stretches from lattes to breakfast sandwiches and baked goods.

  • Afterglow Brewing – Norfolk's first brewery in the Railyard, opened by former physical therapists Josh Evans and Jeff Hartline. The family- and pet-friendly taproom pours beers and hard seltzers and has become a regular stop for ODU game days.

  • MOMO Kitchen – A Nepalese restaurant built around momos, the handmade dumplings the shop is named for, along with curries, soups, and noodle dishes.

  • Just Birdies – An 8,000-square-foot entertainment venue built around multi-sport simulators (golf, baseball, basketball, and more), paired with a full restaurant and bar.

What's Coming Soon

Norfolk's Railyard is still adding tenants. Nelly's Brine and Grine, a straightforward burger-and-fries concept from the ownership group behind The Fishin' Pig is set to take over the space formerly occupied by Sanctuary at The Railyard, right next to Afterglow Brewing. The same group is also renovating a nearby building into a bar, with plans for a stage in the adjoining green space to host live music and community events.

Why It's Working

What makes the Railyard stand out isn't just the lineup of businesses, it's the approach. Rather than clearing the historic warehouses, the redevelopment team restored original skylights, barrel vault ceilings, exposed steel beams, and wood joists, then built new construction around them to match. It's the kind of adaptive reuse that's become a signature move in Norfolk, turning industrial leftovers into places built for gathering rather than manufacturing.

What It Means If You're House Hunting Nearby

The Railyard sits in Norfolk's West Ghent submarket, an area already known for some of the city's highest household incomes and most walkable streets. With new apartments continuing to fill in around the district and a direct connection to the Elizabeth River Trail, homebuyers looking at Lambert's Point, Ghent, and the surrounding Hampton Boulevard corridor are increasingly weighing walkability to spots like this alongside square footage and school zones. For buyers who want a short commute to ODU, Sentara, or Naval Station Norfolk without giving up a neighborhood feel, this corner of Norfolk is worth a closer look.
