East Beach Square Is Getting a Glow-Up. Here's Everything Headed to Norfolk's East Ocean View

If you've driven past the corner of Shore Drive and Pleasant Avenue in Norfolk lately, you've probably noticed something different. East Beach Square, the shopping center long known as East Beach Shoppes has spent the last year and a half getting a serious makeover, and the new lineup of businesses moving in is turning it into one of East Ocean View's most anticipated neighborhood hubs.


What's changing at East Beach Square?

Local developer EF Capital purchased the center in late 2024 and has since put more than $1.3 million into renovations repainting the exterior, updating signage, and installing modern light fixtures designed to better match the property to the East Beach neighborhood across the street. Brian Ehardt, managing partner at EF Capital, says the goal has been to bring the shopping center's look in line with the growth happening all around it.


A new community space and playground is also planned for the area where the center's two buildings meet, pending city permits for the project.


Who's already open

Two of the new additions have already opened their doors. Fit Body Boot Camp is up and running with group fitness classes, and Splash Beach Boutique has moved in with coastal-inspired clothing, accessories, and gifts.


Who's opening soon

Chelsea Bakehouse is next in line, with co-owner John McCormick saying the bakery known for its scratch-made bread, pastries, and a New York-style take on its wood-fired pizza, baked in an imported Italian oven is targeting a September opening.


Not far behind is The Back Nine, an indoor golf simulator expected to open within the next month or so as it wraps up final inspections, giving East Ocean View a year-round spot to work on your swing regardless of the weather.


Lolly's Creamery, the Hampton Roads ice cream favorite, is targeting an October opening, while Frank & Patty's the ViBe District smash burger and hot dog spot in Virginia Beach is bringing its second location to East Beach with a target opening in the December 2026 to January 2027 window.

A neighborhood staple keeps the tradition going

Amid all the new construction, one longtime East Beach Square tenant is marking a milestone. Sandfiddler Cafe celebrates 20 years in East Ocean View this year. Owner Becca Gray, who's owned the restaurant for the past several years, says she's watched the surrounding neighborhood transform from a quiet stretch of Shore Drive into the kind of place people are actively choosing to live.
